Why Sun City Homes Need a Trusted Electrician
Sun City was the first 55+ active adult community in the country, with most homes built between 1960 and 1978. That means the electrical here is, on average, 50 to 65 years old. Federal Pacific (FPE) Stab-Lok and Zinsco panels are extremely common, aluminum branch wiring exists in many homes, and outlets aren't always grounded. This is where I do some of my most important work.
The most common electrical issues I see in Sun City homes:
Federal Pacific and Zinsco panel replacements. Both are documented fire risks. Insurance underwriters routinely refuse to renew policies on homes with FPE or Zinsco panels. If you have either — and most original Sun City homes do — replacement is not optional. I handle the full job: permit, utility coordination, install, inspection.
Generator installations for medical equipment. Many Sun City homeowners rely on equipment that can't survive a long outage — oxygen concentrators, CPAP machines, refrigerated medications. A standby generator with an automatic transfer switch keeps essentials running. I install the generator, coordinate the gas hookup, and inspect.
Aluminum wiring repairs and pigtailing. Sun City homes built in the late 1960s and early 70s often have aluminum branch wiring. Aluminum expands and contracts more than copper, which loosens connections and creates fire risk. The fix is pigtailing copper to aluminum at every device — outlets, switches, and panel connections. It's tedious work, but it makes the home safe and insurable.
